Year-over-year growth in asking rents for new tenants (Zillow) against CPI rent, which covers everyone including mid-lease tenants. CPI turns roughly a year after the market does, so the gap is a lead indicator rather than a contradiction.

Share of units sitting empty and available, quarterly since 1956. Rising rental vacancy caps rent growth; homeowner vacancy near record lows is why prices have held up despite weak sales.

Permits, starts and completions in thousands of units at an annual rate. They run in that order, so permits turning down is the earliest warning of a construction slowdown.

Months' Supply of New Homes FRED

How long the unsold new-home inventory would last at the current sales pace. Six months is the conventional balance point; above that, builders discount.

New Single-Family Home Sales FRED

Thousands of units at an annual rate, back to 1963. New homes are a small share of sales but the part that responds fastest to rates.

Mortgages are priced off the 10-year, not the funds rate. This spread separates "rates are high because the Fed is tight" from "mortgage credit itself is expensive" — which is why the easing priced on the Rates page does not pass through one-for-one.

Reading these two sources together

Zillow and Redfin do not measure the same market, so their price levels are not interchangeable. For the same month Redfin reported a median sale price of about $440k against Zillow's $370k — roughly a 19% gap — because Redfin's universe is MLS-centric and metro-weighted while Zillow's is broader. Their price-cut measures differ in definition too, not just in coverage. Each card above therefore names its publisher, and no chart mixes the two on one axis as though they agreed. Use Zillow for home-value and rent levels across metros, and Redfin for market mechanics: inventory, months of supply, days on market and the share selling above asking.

Both series are revised as late transactions arrive, and Zillow's home-value and sale-price indices are seasonally adjusted while several supply measures are not. Monthly data, updated once a month.
